We advise developers, owners, and civic teams at any stage, whether a place is still a land plan or already built and searching for its identity. If people move through it, we can shape it.

Who We Advise

We enter at any point. Some places come to us as raw land, others already built and searching for what they were meant to be.
THE FOLLOW-THROUGH
We bridge strategy and execution with clear roadmaps, detailed guidelines, and oversight, partnering with you until the experience is real.
PLACE REALIZATION
THE VISION
We define how a place is positioned and understood, shaping its narrative, language, and visual identity into one cohesive expression.
PLACE IDENTITY
THE FEELING
We structure how a place is lived in, identifying movement patterns, creating moments of connection, and guiding how people encounter their environment.
PLACE EXPERIENCE
THE DEEP DIVE
We start with place potential, understanding the physical, social, cultural, and market context that shapes every decision that follows.
PLACE ASSESSMENT
HOW we WORK

FREQUENTLY ASKED
QUESTIONS

Q. HOW LONG DOES AN ENGAGEMENT RUN?
Anywhere from a focused two-month strategy to multi-year partnerships that carry a master plan from first vision through buildout and beyond.
Q. WHO MANAGES THE ARTISTS?
We do. Sourcing, selection, contracts, budgets, fabrication, permitting, and installation. You get one point of contact rather than a roster to manage.

Q. HOW DO YOU WORK WITH OUR CONSULTANTS?
We coordinate alongside your planners, architects, and landscape teams, translating the place vision into direction each discipline can actually build from.
Q. DO YOU REPLACE OUR MARKETING AGENCY?
Sometimes we are the agency, sometimes we direct the ones you have. Either way, one vision governs the work rather than four competing ones.
Q. HOW DO YOU MEASURE SUCCESS?
By what the project is trying to achieve. Sometimes that's leads and absorption. Other times it's visitation, dwell time, or resident sentiment gathered through surveys and community input.
Q. DO WE NEED A LARGE ART BUDGET?
No. Meaningful placemaking comes from intention, not spend. A single well-sited work often outperforms a scattered collection that costs considerably more.
Q. WHAT IF WE ONLY NEED ONE PIECE?
That works. Some clients engage us for a full brand ecosystem, others for a single art master plan or welcome center experience.

Q. OUR PROJECT IS ALREADY BUILT. TOO LATE?
No. Existing places often have the most to gain. We assess what is already there and shape identity, programming, and art around it.
Q. WHEN SHOULD WE BRING YOU IN?
Earlier is better, but rarely too late. We enter at land plan, at rebrand, at launch, or years after residents have moved in.
